Cocoa Works, the Grade II Listed former Rowntree factory and home to the famous KitKat & Aero brands and Rowntree’s Fruit Pastilles originates in from the Edwardian period, with later additions in 1910, 1936 and latterly in 1938.

The former factory has planning consent for conversion to provide 258 apartments, with car parking and cycle storage. Restoration of the Joseph Rowntree Memorial Library will provide a centre for community activities and a new convenience store is to be built as part of the redevelopment.

Solution:Positive was appointed under Performance Duties to develop the Energy Strategy and the Mechanical & Electrical Engineering Building Services Strategy for the apartments.
In addition, Solution:Positive was appointed to develop the site-wide infrastructure services strategy for the initial Cocoa Works redevelopment, with provision for the planned second phase development of the Cocoa West site, consisting of 425 new-build dwellings.
